What is actually on this list?
Houses in Westwood and the surrounding towns that are being prepared for sale, or whose owners are weighing it, and that are not yet on the public market. Some of them go live weeks later. Some never do, because they sell first.
I am selling. Why would I keep it quiet?
Because going quiet first costs nothing and preserves the option. A house that sits publicly for a long stretch carries that history into every later negotiation. A house shown quietly to the right buyers does not.
Does off-market mean a lower price?
Not by itself. It means fewer buyers seeing it, which matters only if the buyers who do see it are the wrong ones.
What do you need from me to add me to the list?
The towns you are looking in, the range, and a way to reach you.
How often will I hear from you?
Only when there is a house that fits. There is no weekly newsletter and no market report attached to it.
