Fourteen square miles, no commuter rail station, and five schools that every child in town attends in sequence.
The town has no MWRA connection. Five town wells in two separate aquifers, the Charles River and the Neponset, supply the entire town through its own treatment plant. The wetlands bylaw states the reason in one line: ground water feeding town wells is the only source of Medfield water supply.
That single dependency is why the rules here are stricter than the state’s. Work within a hundred feet of a wetland needs a Conservation Commission permit, the inner fifty feet is a no-disturb area the state does not require, and a vernal pool counts whether or not the state has certified it.
Minimum lot area counts only contiguous dry upland, excluding wetlands, watershed and floodplain land, detention basins and any slope over twenty percent. A 20,000-square-foot lot with wetland across half of it is not a conforming lot.

The nearest stations are Walpole and Norfolk on the Franklin and Foxboro line, Windsor Gardens and Norwood Central in Norwood, and Needham Junction. Because Medfield has no service but borders towns that do, the state classifies it an Adjacent Community under the MBTA Communities Act, which still required the town to zone 50 acres for a capacity of 750 multi-family units. Town Meeting adopted that district in May 2024.
Medfield runs its own water and its own wastewater plant, but the sewer does not reach the whole town. 1,116 properties are billed for town water only, which means town water and a private septic system on the property.
Septic capacity sets the bedroom count. On those addresses an addition begins with a soil test, not a floor plan, and a new system may need to be in the budget before the design starts.
Medfield runs a single town district, prekindergarten through grade twelve, and it is organized by grade rather than by neighborhood. Memorial takes prekindergarten and grade one, Wheelock grades two and three, Dale Street four and five, Blake six through eight, and Medfield High nine through twelve.
Every child in town attends all five, in order. Enrollment is 2,442 across the five schools.
The hospital closed in 2003 and the town bought 128 acres of it in 2014. Infrastructure construction began in the first quarter of 2026, the property closing is set for September 2026, and the approved plan is 334 rental apartments, a quarter of them affordable, alongside the Bellforge Arts Center. The town kept the Green, the Arboretum, North Field and the water tower parcel.

Where Route 109 and Route 27 meet. Town hall, the library, the market and the shops. Almost a fifth of the town lives within a ten-minute walk of it, and the denser housing runs out from there for about a mile and a half.
