That is not a criticism, it is the job. But it changes what is safe to say at an open house, and almost nobody tells you that before you walk in.
Massachusetts requires an agent to hand you a licensee consumer relationship disclosure at the first personal meeting held to discuss a specific property. It names who the agent works for.
It does not apply at an open house.
So the one setting where a buyer is most likely to relax and say what they could stretch to is the one setting where nobody has to tell you that the host reports to the seller. Only one of you has a duty of loyalty in that conversation, and it is not to you.
Assume the host is on the other side unless someone hands you a form that says otherwise. Visiting an open house on your own commits you to nothing.
Send the listing and say when you are free. If the house is not worth your Saturday you will be told that too.
Your budget ceiling, your timeline, how much you love it, and whether you have to sell first. Ask questions instead of volunteering answers. How long it has been listed, whether it has been listed before and what is on the disclosure are all fair to ask at the door.
You are usually asked to sign in, sometimes for security and sometimes for the mailing list. If you are already working with someone, write their firm next to your name. It ends the follow-up calls.
Doorbell cameras and indoor monitors are common and are often left running during showings. Assume the conversation about your offer in the primary bedroom is being recorded.
Where the waste goes, because Dover has no municipal sewer and parts of Medfield, Walpole and Needham are on septic. Whether the lot runs near water, because a hundred foot wetland buffer brings a conservation filing. When it was built, because in Wellesley a house from 1949 or earlier can face a twelve month delay on a major exterior change. And how much you would remove, because in Needham taking down more than half the shell reclassifies the project.
