Advisory, not sales.

Buying or selling a home is not simply a transaction. It is a financial and lifestyle decision that needs planning and honest guidance.

Five answers, not one.

Most conversations about a house assume the answer is a transaction. This one does not start there.

Move forwardThe house, the timing and the numbers line up, and the work is to do it well.
Negotiate differentlyThe property is right and the terms are not, which is a different problem with a different answer.
WaitNothing about the house has changed, but the season, the rate or the plan has.
Renovate insteadThe house you already own can become the one you were looking for, sometimes for less than moving.
Walk awaySome houses cost more than they return, and saying so out loud is the whole job.

Sometimes the right advice is to move forward. Other times, it may be to negotiate differently, wait, renovate, or walk away.

Why an advisor
can afford to say wait

The conflict

There is an obvious problem with advice from anyone paid at closing. Wait costs them the fee. Renovate instead costs them the fee. It is worth naming rather than stepping around.

What is left if you stay

If the answer is to stay and change the house, there is still work to do.

  • renovation and construction advisory
  • an assessment of whether the house can keep working
  • a view on what to do first and what to leave alone

The conversation that ends without a sale still has somewhere to go.

What this does not fix

That does not make the conflict disappear, and nobody should claim it does. It makes it smaller.

The renovate or move comparison itself has its own page.
