A contractor proposal is the first document in a renovation worth reading twice. What is missing usually costs more than what is priced.

This does not replace anyone.

Artemis does not replace the architect, the contractor or the interior designer. They stay in their roles. Artemis sits on the other side of the table from all of them, on yours.

A project manager on a construction job usually reports to the contractor. An owner representative is retained by the owner, and reports to the owner.

Artemis does not build. There is no markup on the work and no commission from a trade.

You have two proposals and no way to compare them?

They describe different work in different words, and the cheaper one is cheaper because something is not in it.

Your architect and your builder are not aligned?

Both are answering correctly from inside their own trade, and nobody is refereeing scope between them.

Decisions arrive faster than you can weigh them?

Selections, change orders and site questions land at once, and the cost of each is not obvious at the moment you have to answer.

You do not want to run the project yourself?

You want to know what is happening and what it means, without being the person chasing it.

What the role covers

Before you sign. Review contractor proposals, scopes and estimates. Help compare bids and identify missing or unclear items.

While the work runs. Coordinate communication between owners, contractors, architects and designers. Track selections, decisions and outstanding questions. Review change orders and budget implications. Attend construction meetings and site visits when needed.

Throughout. Keep the homeowner informed without requiring them to manage every detail.

Questions about the role

What exactly do you want me to send?

The contractor proposal, estimate or scope sheet, in whatever format you already have. A photograph of a printed page is fine. Nothing needs to be prepared.

Will my contractor be offended?

Good contractors are used to it and often prefer it. A proposal read carefully at the start produces fewer arguments later.

Is your fee tied to the construction cost?

Artemis does not build, takes no markup on the work and no commission from a trade. How the role itself is engaged is agreed at the start, in writing, before anything begins.

What if the proposal turns out to be fine?

Then that is worth knowing too. Reading a proposal and finding it complete is a legitimate outcome.

Can you help if the work has already started?

Sometimes. It depends where the project is and what has already been agreed. Send what you have and say where things stand.
