What is your house worth?

An automated estimate is a starting point. It reads the record, not the house.

What an estimate can see,
and what it cannot.

An online valuation reads what is on the record: square footage, bed and bath count, the last recorded sale, and what has sold nearby. That is enough to place a house in a range, and it is a reasonable place to start.

What it does not read is the house. Whether the layout works, what condition the kitchen is actually in, which way the light falls, what the last owner changed and whether they changed it well. Two houses with the same record can sit well apart on the same street.

Selling this season, next year, or only wondering what the last two years did to the value are three different conversations, and they start in different places. Asking is not a listing agreement.

The home valuation form asks for what the record leaves out: condition, the age of the kitchen and the baths, what has been added or replaced, and anything worth knowing about the house.

For sellers, it means developing a thoughtful pricing and marketing strategy, identifying which improvements may strengthen value, and determining how to position the property for the best possible outcome.

Questions about value

What do you need from me to talk about a number?

The address, and what you are weighing. A recent appraisal, plans of an addition or a list of what was changed all help, and none of them is required.

Does asking commit me to anything?

Asking a question is not a listing agreement. Plenty of these conversations end with staying put, and that is a legitimate outcome.

Should I fix anything before finding out?

Not before. What is worth doing depends on the number and on the market that season, and both are easier to read with the house as it stands.
