Who Artemis is, how the firm is paid, and what the design side has to do with buying or selling a house.

Is Artemis a brokerage or a design firm?

Artemis Realty + Design is a licensed brokerage in Westwood that also works in design and construction. One conversation can cover the sale, the renovation, and the question of whether the renovation is worth doing at all.

Do you work with buyers, sellers, or both?

Both, and also owners who have not decided yet whether to move or to stay and change the house they have. If you are somewhere between the options, that is a normal place to start, not a reason to wait until you are certain.

Which towns do you work in?

Westwood is home. We work regularly in Dover, Wellesley, Needham, Medfield, Dedham, Newton, Walpole and West Roxbury, and seasonally on Cape Cod around Falmouth. If your town is not on the list, ask anyway. The answer depends on the house more than on the town line.

What is a DesignerAgent™?

A designation Artemis gives its licensed agents who hold it have design and construction backgrounds, which changes what they can tell you on a walkthrough. Not only what the house is worth today, but what it would take to make it the house you actually want.

Do I have to use the design side to work with you?

No. Plenty of clients buy or sell a house with Artemis and never open a set of plans. The design and construction side is there for the moment a house raises a question that a market analysis cannot answer, and it is a separate conversation when you want it.

How does agent compensation work now that the rules have changed?

Since August 2024, a written agreement with a buyer is required before touring a home, and offers of compensation to a buyer agent can no longer be published on the MLS. Compensation is negotiable in every direction: a seller may still offer a concession toward it, or a buyer may pay their own agent. The number goes in writing before anyone opens a lockbox, and we put ours in front of you at the first conversation. More on buying.

What is the off-market list?

A private list of homes being prepared for sale that have not reached the MLS yet. Some sellers want a quiet first look before the photographs, the sign and the open house. You can ask to be added to it.

How does a house actually get ready, priced and sold here?

It starts with a walkthrough of the house you have. Some rooms return more than they cost to fix and some do not, and that gets decided room by room rather than from a checklist. Comparable sales then set the range and the house sets its position inside it, and you see both before anything is signed. A walkthrough that ends in stay and change three things is a legitimate outcome. More on selling.

Should we change this house, or sell it and buy another?

Both options get costed out and set side by side. A builder prices what you can build and a broker prices what you can sell, and neither trade is asked to compare the two. An estimated construction cost is part of the comparison. A binding number still comes from a builder bidding real drawings. Asking is not a listing agreement. More on renovating or moving.

Why is an online estimate not enough to price my house?

It is accurate about the record and blind to the house. Automated models read square footage, bed and bath counts, the last recorded sale and nearby sales. They cannot see condition, layout or light, which is exactly where two houses of the same size separate. Starting the conversation takes the address and what you are weighing. Can this house keep working for the years ahead?

That is a question about the house, not about the person living in it. What gets looked at is entries, thresholds, door widths, lighting, and the route between the front door, the kitchen and a bed. It is a design and real estate consultation rather than a medical or occupational therapy evaluation, and when a question belongs to a clinician we say so. More on staying in the house you have.

Which of these towns is the best one to live in?

You will not find that answer on this site. A brokerage steering people toward or away from a neighborhood is what fair housing law exists to prevent, so the comparison here is structural on purpose. What is here is how each town is organized. More on comparing towns.
